Director of Maintenance
Position Summary
Real Property Management Wasatch is seeking an experienced and hands-on Director of Maintenance to oversee the daily maintenance operations for the company’s managed single and multi-family residential properties in Utah. This position is responsible for leading the maintenance team, ensuring work orders are completed efficiently and professionally, managing maintenance vendors and contractors, controlling costs, and maintaining high standards for property condition and customer service.
The Director of Maintenance will work closely with Property Managers, vendors, investors, residents, and company leadership to ensure maintenance needs are addressed promptly, accurately, and cost-effectively.
The ideal candidate is an organized, experienced maintenance leader who understands residential property management, can manage multiple priorities, and is comfortable holding employees and vendors accountable to company standards.
Essential Responsibilities
Maintenance Operations
· Oversee all day-to-day maintenance operations for properties managed by Real Property Management Wasatch.
· Establish and maintain efficient processes for receiving, assigning, scheduling, and completing maintenance work orders.
· Monitor work orders to ensure timely completion and appropriate communication with residents and property managers.
· Prioritize emergency, urgent, and routine maintenance requests appropriately.
· Review completed work orders for accuracy, quality, documentation, and proper billing.
· Ensure maintenance work is completed in accordance with company policies, safety standards, and applicable laws and regulations.
· Conduct property and maintenance inspections as needed to identify recurring issues, deferred maintenance, and potential risks.
· Identify opportunities to reduce maintenance costs while maintaining quality and protecting the investors investment.
Team Leadership & Management
· Lead, supervise, and develop the maintenance team.
· Establish clear expectations for productivity, quality, professionalism, attendance, and customer service.
· Assign and prioritize work based on employee skills, workload, location, and urgency.
· Monitor employee performance and provide coaching, training, and corrective action when necessary.
· Assist with hiring, onboarding, training, and performance evaluations of maintenance employees.
· Ensure maintenance employees have the appropriate tools, equipment, uniforms, vehicles, and resources to perform their jobs safely and effectively.
· Promote a professional, respectful, and team-oriented work environment.
Vendor & Contractor Management
· Develop and maintain relationships with reliable, qualified maintenance vendors and contractors.
· Obtain and review vendor estimates and proposals.
· Negotiate pricing and ensure vendors provide competitive rates and quality workmanship.
· Monitor vendor performance, response times, pricing, and quality of work.
· Ensure vendors provide required insurance, licenses, and documentation before performing work.
· Hold vendors accountable to company expectations and service standards.
· Identify and establish relationships with additional vendors when needed.
Budget & Cost Control
· Manage maintenance expenses and work within established budgets.
· Review maintenance invoices, estimates, and charges for accuracy and appropriateness.
· Monitor maintenance spending and identify unusual or excessive expenses.
· Ensure investor and resident charges are accurately documented and billed when applicable.
· Assist leadership with developing annual maintenance budgets and forecasting future maintenance needs.
· Identify cost-saving opportunities without compromising property condition or service quality.
Property & Asset Protection
· Help ensure properties are maintained in a safe, clean, functional, and marketable condition.
· Identify recurring maintenance problems and recommend long-term solutions.
· Assist with preventative maintenance programs and scheduling.
· Monitor major repairs, replacements, and capital improvement projects.
· Ensure maintenance documentation and property records are complete and accurate.
· Escalate significant property issues, safety concerns, or investor-impacting repairs to management.
Communication & Customer Service
· Maintain professional communication with residents, investors, Property Managers and vendors.
· Assist with resolving maintenance-related resident concerns and complaints.
· Provide timely updates regarding significant repairs, delays, emergencies, and unexpected expenses.
· Work collaboratively with the Property Management team to provide a positive resident and investor experience.
· Represent Real Property Management Wasatch professionally when interacting with residents, investors, vendors, and contractors.
Compliance & Safety
· Ensure maintenance activities comply with applicable federal, state, and local laws, regulations, and company policies.
· Promote safe work practices and ensure employees use appropriate personal protective equipment and safety procedures.
· Maintain appropriate documentation related to maintenance, inspections, vendors, and repairs.
· Ensure employees and vendors follow company safety and property access procedures.
· Immediately report significant safety hazards, property damage, or other serious concerns to company leadership.
Qualifications
· Minimum of 5 years of maintenance experience, preferably in residential property management, apartment management, or a related field.
· Previous supervisory or management experience required.
· Strong knowledge of residential building systems, including plumbing, electrical, HVAC, appliances, drywall, flooring, and general repairs.
· Experience managing maintenance employees and outside contractors.
· Strong understanding of work order management and maintenance scheduling.
· Excellent organizational and time-management skills.
· Strong problem-solving and decision-making abilities.
· Excellent communication and customer service skills.
· Ability to manage multiple properties, employees, vendors, and priorities simultaneously.
· Ability to work independently while also collaborating effectively with the Property Management team.
· Valid driver’s license and reliable transportation.
· Ability to respond to maintenance emergencies or urgent situations when necessary.
· At times, you may be required to respond to after-hours emergencies as needed.
Preferred Qualifications
· Five plus years experience as a Maintenance Manager, Maintenance Director, Facilities Manager, or similar leadership role.
· Residential property management experience.
· Experience with property management software, preferably AppFolio
· Knowledge of Utah residential rental properties and maintenance requirements.
· Experience managing maintenance budgets and vendor contracts.
· Relevant trade experience, certifications, or licenses.
· Two plus years of supervisory experience.

Compensation, Work Hours, and Benefits:
The Director of Maintenance position offers an annual compensation package starting at $75,000 including a targeted bonus structure based on department goals and profitability.
This is a full-time opportunity.
Occasional evening or weekend availability may be required to address urgent property issues.
